  • Managing Property: Oversee rental agreements, maintenance, and other administrative duties 
  • Home Loan Applications: Apply for loans, sign necessary documents, and liaise with financial institutions on behalf of the principal 

Home Loan on Power of Attorney

Obtaining a Home Loan through a PoA is a common practice, especially among NRIs. However, financial institutions have specific criteria to validate such applications: 

  • Residency of the Agent: The PoA holder must be an Indian resident residing in the country 
  • Execution of PoA: The document should be executed on non-judicial stamp paper of appropriate value in the state where it is valid and must be notarised 
  • Photographs and Attestation: The PoA should include the agent's photograph, attested by both the executor and the maker. Additionally, signatures of the executants must be attested  
  • Signature Requirements: Every page of the PoA must be signed by the executor/maker 

A Power of Attorney is an essential legal instrument in property transactions and Home Loan applications, offering flexibility and convenience when the principal cannot be present.
