The Floor Space Index (FSI) defines the permissible construction limits on a plot of land. It plays a vital role in urban planning and real estate development, ensuring sustainable growth and efficient land utilisation. 

 What is FSI? 

FSI represents the ratio of a building’s total built-up area to the area of the land on which it is constructed. It dictates how much construction is allowed on a specific plot, guiding real estate developers and city planners in maintaining an organised infrastructure.

FSI regulations vary depending on several factors, including:

 FSI in Construction

 How to Calculate FSI?  

The Floor Space Index is calculated using the following formula: 

FSI = Total Built-up Area ÷ Total Plot Area 

For example, if a plot has an area of 1,500 square meters and the permissible FSI is 2, then the maximum allowed built-up area would be 3,000 square meters. 

 FSI and FAR  

FSI and FAR (Floor Area Ratio) are terms often used interchangeably, though they may be calculated differently based on regional policies. Both define the extent of permissible construction on a plot relative to its size. 

The Floor Space Index is a key determinant in real estate development, influencing project planning, pricing, and urban sustainability.
